Inspection Checklist

  1. Contact us and book your inspection. Bookings can be firm or tentative as we can hold your time slot until negotiations are finalized, (this could be a useful opportunity to have pre-arranged as all parties are present to agree on a time.)


  2. Should there be inclement weather on your inspection day, make sure to bring clothing that will keep you comfortable.


  3. Plan to be there. It is always best to attend your inspection as you will have the opportunity to ask questions and have the report explained to you. Additionally, you will be able to express your concerns and receive the full benefit of the second pass with the inspector.


  4. Let your real estate agent know. Your agent will want to know that a certified and registered RHI is coming. The agent will contact all parties.


  5. To avoid distractions on the day of the inspection, please leave the kids at home (let them choose their rooms during another visit).


  6. Prepare to spend 2 to 4 hours at the property.


  7. If needed, prepare a list of questions and bring them with you to discuss with your RHI (Registered Home Inspector).


  8. If you wish to bring a camera, please contact your real estate agent first as there may be security or privacy concerns. Please note, the Inspector does not conduct video presentations.


  9. Bring a measuring tape. Some clients like to use the extra time to take specific measurements while the certified RHI is performing the inspection.


  10. You will receive a complete written report presented to you on-site; on the day of the inspection. Also, you will receive a complete verbalization during the second pass walk through with the Inspector.


  11. During the inspection, the inspector may test circuits which could shut off individual circuit breakers. Please suggest that your agent have electronic equipment disconnected.


  12. Review your "Vendor Disclosure" questionnaire (if applicable), prior to your inspection day. Often questions may arise that can sometimes be discussed during the inspection; by the Inspector or the Home Owner.


  13. If possible, try to have the attic access reasonably clear. The inspector always likes the opportunity to report any findings he can see from the access hatch.


  14. Payment is due at the end of the inspection. We accept Cash, Cheque, Visa or Mastercard. Cheques should be made payable to "McKenzie-Taylor & Associates Ltd."
